Why Florida is different
A system in Ohio works hard for three months and rests for nine. A system in Tampa Bay runs from roughly March through November, and often idles through what passes for winter here. It accumulates around double the run hours, and wear tracks run hours rather than calendar years.
Humidity compounds it. Most of the work your system does here is moisture removal, which means the condensate system is in constant use and the coils stay wet. Wet coils collect dirt faster, and a blocked drain trips the safety switch and shuts the whole system down, usually on the most humid day of the year.
How often, honestly
Inland homes: once a year
A single thorough visit before the cooling season, ideally February to April, catches the things that fail under load: weak capacitors, dirty coils, low charge, and blocked drains. Booking in spring also means you are not competing with everyone whose system just failed.
Coastal homes: twice a year
Within a mile or two of the Gulf or Tampa Bay, salt attacks condenser fins continuously. Two visits let us rinse and inspect the coil before corrosion costs you capacity. This is the single biggest difference between equipment that reaches its expected life on the coast and equipment that does not.
Commercial: by run hours
Commercial equipment runs far harder than residential, so frequency should be set by how hard it actually works rather than a standard interval. See commercial HVAC for how we structure that.
What a real tune-up covers
A maintenance visit that is worth paying for is a set of measurements, not a cursory look. Ours covers:
- Refrigerant charge checked against the manufacturer specification, not topped up by feel. An overcharged system is as bad as an undercharged one.
- Capacitor tested under load. This is the most common failure we see, it is inexpensive to replace before it fails, and a failing one makes the compressor work hard enough to shorten its life.
- Contactor inspected for pitting, the usual cause of a system that works some days and not others.
- Coils inspected and cleaned, condenser and evaporator. On coastal properties this includes checking corrosion progress rather than only dirt.
- Condensate drain cleared and the float switch tested. A blocked drain is the single most common cause of a system that appears completely dead.
- Electrical connections checked and tightened. Heat cycling loosens terminals, and a loose terminal is a fire risk as well as a fault.
- Static pressure measured to catch airflow restriction, which quietly costs efficiency and is invisible without a gauge.

What maintenance will not do
It will not make a fifteen-year-old system perform like a new one, and it will not prevent every failure. Compressors fail, boards fail after storms, and equipment eventually reaches the end of its life regardless of care. What maintenance changes is how much of that arrives as a surprise, and whether small faults get caught while they are still small.
