Much of the housing in Temple Terrace predates modern efficiency standards. On older homes we routinely find undersized electrical service, original ductwork running through hot attic space, and returns that were never sized for the equipment now attached to them. All of it affects what a replacement really costs.
Temple Terrace was planned in the 1920s around one of the nation's first golf-course communities and named for the temple orange groves it replaced, with the Hillsborough River wrapping its edge. It runs its own city permits, and its older riverside housing carries the retrofit constraints that come with 1920s bones.
