What Pinellas County homes do to HVAC systems
Pinellas is the most densely populated county in Florida and the most exposed to salt. On the barrier islands and along both shores, condenser coils corrode years before anything mechanical wears out, and equipment that would last fifteen years inland often does not. Most Pinellas cities run their own building departments, so a changeout in St. Petersburg, Clearwater, Largo or Dunedin is permitted through that city rather than the county. Unincorporated areas such as Lealman go through Pinellas County.

Most of Pinellas County sits within salt reach of the Gulf or the bay, where a condenser coil corrodes years before anything mechanical wears out. The communities that sit mostly outside that band are Bardmoor, East Lake, Highpoint, Kenneth City, Largo, Lealman and Pinellas Park, where humidity and run hours set the equipment's lifespan instead, though a waterfront street in any of them gets the coastal treatment.
