What Pasco County homes do to HVAC systems
West Pasco is largely retirement and workforce housing built from the 1970s onward, close enough to the Gulf that salt reaches condenser coils. Many of those homes are on their second or third system, and undersized returns from the original build are a recurring constraint on what a replacement can actually deliver. East Pasco is the opposite: Wesley Chapel, Land O' Lakes and Trinity are newer subdivision construction with zoned two-story systems, tight attic installations, and HOA rules on where an outdoor unit may sit. Both halves run a long cooling season with heavy afternoon humidity.
New Port Richey, Port Richey, Dade City and Zephyrhills issue their own mechanical permits, and San Antonio and St. Leo permit through Dade City under an interlocal agreement. Everywhere else in Pasco, including Wesley Chapel, Land O' Lakes, Trinity and Hudson, is permitted through Pasco County. We pull it and meet the inspector.

Of the 25 communities with their own page here, 5 sit mostly inside salt reach, where corrosion, not run hours, decides how long a condenser lasts: Aripeka, Holiday, Key Vista, New Port Richey and Port Richey. A waterfront street anywhere else in the county gets the same treatment, since salt does not read the city limits. Coated coils and a second coil rinse each year pay for themselves inside that band and rarely outside it.
