Commercial Indoor Air Quality

In a commercial building, air quality is a ventilation and moisture engineering problem before it is a filtration problem. Most complaints trace back to one of those two.

Occupant complaints about stuffiness, odors, headaches or humidity are rarely solved by adding an air purifier. They are usually a sign that outdoor air delivery is inadequate for the actual occupancy, or that the building is not controlling moisture.

In Florida both are harder than elsewhere, because every cubic foot of outdoor air you bring in arrives loaded with water that the system then has to remove.

Ventilation: the part that is usually wrong

Commercial buildings are designed to deliver a specified quantity of outdoor air per occupant. When the space changes use, occupancy rises, or the economiser or outdoor air damper fails, actual delivery drifts away from design and nobody notices because there is no obvious symptom until people complain.

We verify what is actually being delivered rather than assuming the design figure still holds. A stuck outdoor air damper is common, cheap to fix, and invisible until measured.

Humidity is the Florida-specific constraint

Ventilation and humidity pull against each other here. Bringing in more outdoor air improves air quality and raises the moisture load at the same time, and a system sized only for temperature will hit its setpoint while leaving the space damp.

Persistently high indoor humidity in a commercial space causes real problems: condensation on surfaces and ductwork, microbial growth in wet areas, damage to stock and materials, and occupant discomfort that reads as "the air conditioning is not working" when the temperature is actually correct.

Negative building pressure makes it worse, pulling humid outdoor air in through every gap in the envelope. That is common in restaurants and any space with substantial exhaust, and it is diagnosable.

Filtration, chosen to fit the system

Match filter to static pressure

A higher MERV rating is not automatically better. A dense filter in a system without the fan capacity for it restricts airflow, which reduces both cooling and dehumidification. The right filter is the best one the equipment can actually handle.

Change intervals from real loading

A default interval is a guess. Filter life depends on the space, the occupancy and what is in the air, and commercial filters are the item most often left past their useful life.

Coil and drain hygiene

In this climate coils stay wet for months, which makes them the most common microbial reservoir in the system. Keeping the coil and drain pan clean does more for air quality than most add-on devices.

Caution on air-cleaning add-ons

Some devices marketed as ionisation or oxidation generate ozone, which is a respiratory irritant. That is a poor trade in a space where the goal is fewer complaints. Ask specifically whether a product is ozone-free.

How we approach a complaint

Measure first: temperature and relative humidity across the space and over time, outdoor air delivery, static pressure, and building pressure relative to outside. Complaints that seem identical often have different causes in different zones, and averages hide that.

Then fix causes in order of effect: outdoor air delivery, moisture control, envelope and pressure, filtration, and only then any add-on equipment. Common questions

What indoor humidity should a commercial space hold?

Broadly 40-60% relative humidity, and in this climate the practical target is the lower half of that. Above 60% you get condensation risk and microbial growth; the space also feels wrong to occupants even when the temperature is correct.

Our staff say the air is stuffy but the temperature is fine. Why?

Usually inadequate outdoor air, high humidity, or both. Temperature and air quality are separate variables, and a system can hold setpoint perfectly while delivering too little fresh air for the actual occupancy. That is measurable rather than a matter of opinion.

Do commercial air purifiers work?

Some help at the margin, but they are rarely the first thing to fix. Ventilation rate, humidity control and building pressure all have larger effects, and a purifier added on top of an underventilated damp space does not solve the underlying problem. Be particularly careful with anything that generates ozone.

Can you help with a mold complaint?

We address the HVAC causes: moisture control, condensate management, coil and drain hygiene, duct leakage and building pressure. Those are usually where the problem originates. Remediation of affected building materials is separate specialist work, and we will say plainly when that is what is needed rather than treating it as an HVAC job.
