Indoor air quality matters more in Florida than in most places, for a reason people rarely think about: we live indoors with the windows shut almost all year. A northern household opens the house up in spring, again in autumn, and gets weeks of free air exchange out of it. Here, from March through November, the air inside your home is whatever your HVAC system makes it. Nothing else touches it.
Which puts a lot of weight on equipment most people never think about.
What poor air quality does
Americans spend roughly 90% of their time indoors, so the air in your house is the air you breathe. Poor quality shows up as worsened allergies and asthma, more frequent respiratory irritation, and headaches or fatigue that people blame on sleep, work, or the season. The tell is location. Symptoms that reliably improve when you leave the house and return within a day of coming home are pointing at the building, not at you.
In Florida the specific culprits are narrower than the general literature suggests. Mold and dust mites lead, both thriving above 60% relative humidity. Pollen runs close to year-round here rather than arriving in one spring burst, which means the seasonal-allergy playbook northerners grew up with does not map onto our calendar. Add dust and fiberglass drawn in through leaky attic ductwork, and cooking and cleaning byproducts that never get diluted because nobody opens a window in August.
Humidity is the Florida-specific problem
Keep indoor relative humidity between 40% and 50%. Below 60%, mold cannot establish and dust mites cannot reproduce. Above it, both do, and no amount of filtration will fix a humidity problem. Filters catch particles. They do not catch water vapor, and the mold growing inside your wall cavity is not passing through your return grille on its way there.
This is exactly where an oversized air conditioner hurts you, and it is the most common design mistake we find in Tampa Bay homes. Removing moisture takes runtime. A unit too large for the house drops the temperature quickly, satisfies the thermostat, and shuts off well before it has run long enough to condense meaningful water out of the air. You end up with a house that is cool and clammy, which feels worse than warm and dry and grows mold besides. If your home feels damp while the thermostat reads correctly, that is a sizing or airflow problem, not a thermostat problem, and swapping the thermostat will not help.
A cheap hygrometer will tell you where you sit instead of where you assume you sit. It is the single most useful ten dollars a Florida homeowner can spend on air quality, and we would rather you buy one than call us blind.
Filtration, and what the MERV number means
Filters carry a MERV rating, running 1 to 16 for residential equipment. Higher numbers capture smaller particles. Higher is not automatically better, and the assumption that it is causes real damage.
- MERV 1 to 4: catches lint and large dust. Protects the equipment, does very little for you.
- MERV 8 to 11: the practical range for most homes. Captures mold spores, pollen and pet dander without choking airflow, and this is where we land the overwhelming majority of the systems we service.
- MERV 13 and above: captures fine particles and some bacteria, but restricts airflow enough that many residential systems cannot handle it. Fitting one to a system that was not designed for it reduces performance, worsens dehumidification, and can freeze the coil outright. The homeowner then has worse air than before, delivered through a more expensive filter.
Check with us before jumping to a high-MERV filter. Static pressure measurement tells us what your specific system will tolerate, and the answer differs house to house depending on duct sizing and blower capability. A system with a properly sized return can often carry MERV 13. One with an undersized return sometimes struggles at MERV 11.
What improves the air
- Change the filter on schedule. Check it monthly; most Tampa Bay homes need a one-inch filter changed every 30 to 60 days during cooling season, more often with pets or ongoing construction. A blocked filter reduces airflow, which hurts comfort and dehumidification together.
- Get the ductwork checked. Leaking return ducts in an attic pull in unconditioned, unfiltered air along with everything in that space, and no filter downstream ever sees a good share of it. Sealing ducts frequently does more for indoor air than any add-on product on the market.
- Keep the condensate drain clear. A blocked drain leaves standing water sitting inside the air handler, which is the last place you want a permanently damp surface in a warm, dark box that air blows through.
- Consider a whole-home dehumidifier if humidity stays high even with a correctly sized system. Reliable, boring, and the right answer for homes that simply run damp.
- Ventilate at the source. Bathroom and kitchen exhaust fans that vent outdoors, not into the attic, remove moisture where it is generated. Fans terminating in the attic are common in older Tampa Bay homes and they are worth an afternoon to correct.
Notice what is missing from that list. Duct cleaning appears on nearly every air quality sales pitch in this market, and routine duct cleaning has not been shown to improve air quality in a typical home. Sealing leaky ducts helps enormously. Vacuuming dust out of otherwise sound ducts, on a schedule, does not, and the studies looking for that benefit have not found it. There are genuine exceptions, and we will say so when we see one: visible mold growth inside the duct, rodent or insect infestation, or debris from a renovation nobody covered the registers for. Absent one of those, spend the money on the assessment rather than the cleaning, and let what we find decide.
On air purifiers and UV lights
Portable HEPA purifiers help in one room, particularly a bedroom where you spend eight hours. They do not treat a house, and manufacturers who imply otherwise are describing room-scale performance at house-scale prices. In-duct UV lights get marketed heavily, and what they do is keep the evaporator coil cleaner, which does matter, but they are not a substitute for humidity control and filtration. If someone sells you a UV light as the answer to a mold problem while your house sits at 65% humidity, the humidity is still the problem. Read our fuller take on UV systems before spending.
When to call someone
Persistent humidity above 55% with the system running, a musty smell when the air handler starts up, visible mold near supply vents, or allergy symptoms consistently worse indoors than out all warrant a professional look. Every one of those points at ductwork, drainage, or sizing rather than anything a filter change will resolve.
