Aim for 40 to 50 percent relative humidity indoors, and treat anything above 60 percent as a problem to solve, not tolerate. In Florida, humidity is the comfort variable that decides how a house feels. Temperature is the easy half of the equation and the half most thermostats handle competently. A house holding 76 degrees at 45 percent humidity feels cool and dry; the identical house at 76 degrees and 65 percent feels clammy, smells faintly of mildew in the closets, and grows mold behind the furniture on an exterior wall.
The number matters more than the thermostat reading.
Why the 40 to 50 percent range is the target
Two biological thresholds set the ceiling. Mold cannot establish itself on drywall paper, wood or fabric when the surrounding air stays below roughly 60 percent, and dust mites cannot reproduce below about 50 percent because they absorb moisture directly from the air rather than drinking it. Cross above those lines and both populations expand, which is why damp houses and allergy complaints travel together so reliably.
Buy a hygrometer before you buy anything else. Basic models are inexpensive and give you a real number instead of a guess, and knowing whether your house sits at 52 percent or 68 percent completely changes which of the fixes below is worth your money. Put it in a living area at about chest height, away from a supply register and away from the kitchen.
The oversized system paradox
Here is the part that surprises almost everyone: a bigger air conditioner makes a Florida house damper, not drier. Your system removes moisture only while it is running. Warm humid air passes over a coil held below the dew point, water condenses on the fins, and it drips into the pan and out the drain line. That process is slow, and it does not really get going until the system has been running for ten or fifteen minutes and the coil has fully cooled down.
A unit sized for a house half again as large drops the air temperature fast, satisfies the thermostat in six or seven minutes, and shuts off. You got cold air. You barely got dry air. Your house then feels cold and damp at the same time, which triggers the instinctive response of lowering the setpoint further, which produces shorter cycles still and makes the humidity worse while the power bill climbs.
So if the thermostat reads correctly and the house still feels muggy, suspect the equipment size or the airflow long before you suspect the thermostat. Getting the size right at installation is the single decision with the largest effect on how a Florida home feels for the next fifteen years.
The free fix, and you should try it tonight
Look at the fan setting on your thermostat. If it says ON, the blower runs continuously, including during the twenty or thirty minutes between cooling cycles when the evaporator coil is still soaking wet. All that air moving across a wet coil evaporates the water you just paid to condense and blows it right back into your living room.
Switch it to AUTO.
Now the blower runs only when the compressor runs, the condensed water drains away instead of re-evaporating, and a lot of homes drop several points of relative humidity that same evening. Costs nothing. Takes four seconds. Do this before you spend money anywhere else.
Where the extra moisture is coming from
When the fan setting is already correct and the house is still damp, something is bringing outdoor moisture inside. The usual sources, roughly in order of how often we find them:
- Leaking return ducts in the attic. A return duct is under negative pressure, so any gap in it pulls 120 to 130 degree attic air, at whatever humidity the attic happens to be, directly into the system. This is far and away the biggest and most commonly missed source, and sealing it changes the whole house.
- Bath and kitchen exhaust fans that terminate in the attic instead of through the roof or soffit. Every shower dumps its moisture into the building rather than out of it.
- A clogged condensate drain leaving standing water in the pan.
- Unsealed attic hatches, can lights and top-plate penetrations, which let humid attic air drift down into conditioned space all day.
- A pool, a hot tub or a lot of houseplants inside an enclosed lanai attached to the conditioned envelope.
Duct leakage deserves the attention because the numbers are not small. A return system with meaningful leakage can pull a substantial fraction of its total air from the attic, which means your air conditioner spends its run time cooling and drying attic air on a loop. Sealing and testing the ducts frequently fixes humidity complaints that three previous contractors blamed on the equipment.
When you need a dehumidifier
If the equipment is correctly sized, the ducts are sealed, the fan is on auto, and the hygrometer still reads above 55 percent, then you have a real moisture load and a whole-home dehumidifier is the answer. Tied into the duct system, it controls humidity as its own independent variable, which means you can hold 78 degrees and stay comfortable rather than overcooling to 72 in the hope of squeezing water out of the air.
That independence is the whole point. Cooling costs tend to fall too, because a dry 78 feels better than a damp 74 and you stop chasing comfort with the setpoint.
Portable units are a different product for a different job. One will handle a bedroom or a closed office. Treating a whole house is beyond them, they need emptying constantly in this climate, and the motor adds heat to the room while it runs, so the space it dries is also the space it warms.
Can a Florida house get too dry?
Briefly, during the handful of genuinely cold weeks each winter when the heat runs and outdoor moisture drops. Below 30 percent you get static shocks, dry skin, cracked wood trim and irritated sinuses. That passes within a few weeks, and installing a whole-home humidifier to solve three weeks of mild discomfort is almost never worth the equipment or the maintenance it adds.
