In a Florida house the air conditioning is one of the two or three most expensive systems in the building, and it works harder here than in almost any other market in the country. It also has a habit of becoming a negotiating point at the worst possible moment, three days before closing, when neither side has time to get a real answer. Knowing what you have before that happens is worth more than any amount of arguing afterward.
Start with the one fact that frames everything else.
Get the age, and understand what age means here
The manufacture date is encoded in the serial number on the data plate of the outdoor unit. Every manufacturer encodes it differently, and any HVAC technician can read it in seconds, but you can usually find it yourself by looking for a four-digit sequence that reads as a week and a year. The label is on the side of the condenser cabinet, often faded, sometimes behind a shrub.
What matters is the translation from that number into remaining life, and Florida translates it harshly. Equipment here runs roughly double the annual hours of the same model in Ohio, because our cooling season stretches from March into November while theirs is three months long. A realistic expectation for a Tampa Bay system is ten to fifteen years, and coastal installations sit at the bottom of that band, since salt attacks the condenser coil long before anything mechanical wears out. A twelve-year-old system is not automatically failing. It is also not a system any buyer should assume has another decade in it, and it should be priced accordingly by whichever side is paying attention.
Ask one more question while you are at the data plate: does the indoor equipment match? A condenser dated 2019 paired with an air handler dated 2006 usually means somebody replaced half a system, which is cheaper up front and reliably worse in every other way. What a general home inspection will not tell you
A standard home inspection confirms the system turns on, blows cold air, and does not make alarming noises during the ten minutes the inspector is in the house. That is a functional check. It is not a condition assessment, and the difference is most of the money.
General inspectors will not measure refrigerant charge against manufacturer specification, will not test the capacitor under load, will not evaluate coil corrosion, will not measure static pressure or duct leakage, and will not tell you whether the equipment is correctly sized for the house. Every one of those can be a five-figure discovery and none of them show up in a walkthrough. On any purchase where the system is more than a few years old, a dedicated HVAC inspection is cheap relative to what it is assessing.
The findings that actually change the deal
Not every defect matters. These are the ones that move numbers.
- Refrigerant type. R-410A is being phased down and its price is climbing as supply tightens. An R-410A system is not worthless and will remain serviceable for years, but a leak repair on one gets more expensive every year that passes. See what the refrigerant change means.
- Coil corrosion. Near salt water this is the most common reason a system is nearer replacement than its age suggests. White powdery oxidation across the fins, or fins that crumble when touched, means capacity is already gone.
- Condensate evidence. Staining on the ceiling below an attic air handler, or rust in the secondary drain pan, points at overflows that happened before. The question is whether anyone fixed the cause or just painted over the result.
- Duct condition. Crushed, disconnected or leaking ductwork caps what any equipment can deliver, no matter how new the box outside is. Attic ducts are invisible during a showing and this is where a surprising share of Florida comfort complaints actually originate. See ductwork.
- Sizing. A house that reaches its setpoint quickly and still feels sticky is usually oversized, and that is not fixable with a repair. It is fixable with different equipment.
- Permit history. A replacement done without a permit was never inspected by anyone. That does not prove it was done badly. It does mean nobody independent ever looked.
Where in the transaction this belongs
Timing decides how much the finding is worth to you. Inspection periods in this market tend to run ten to fifteen days, and an HVAC specialist booked on day eleven is a specialist you will not get in time. Line it up at the same moment you schedule the general inspection, not after the general report comes back with a note saying to consult a licensed contractor. That note is what the general inspector writes when the system is old enough to worry him, and by then you have spent most of your window.
One more scheduling detail specific to us. Between June and September every HVAC company in Tampa Bay is running emergency calls, so a non-urgent inspection slot is harder to get in August than in February, and closings do not care.
Selling: control the information
Two moves are worth making before the listing photos are taken.
First, have the system serviced and keep the paperwork. A folder with a recent service record and clean measurements answers the buyer's question before the buyer knows to ask it, and it quietly reframes the equipment from unknown risk to documented asset. Second, find out the age yourself. Learning that your system is fourteen years old from the other side's inspector, on day nine of a fifteen-day inspection period, is the worst available way to receive that information, because you are then negotiating under a deadline with no time to get a second opinion.
If the system genuinely is near the end, you have three options: replace it before listing, price it into the asking number, or offer a credit at closing. Which one wins depends on your market and the rest of the deal. All three beat discovery.
Buying: what to ask for in writing
Request permits on any replacement work, in writing, through your agent. Warranty registration is the item most buyers skip and later regret: manufacturers commonly require registration within roughly 60 to 90 days of installation for the extended parts coverage to take effect, so an unregistered five-year-old system may carry only the short base term. Whether whatever remains transfers to you is a separate question again, since some manufacturers permit a transfer inside a defined window after the sale and others simply do not. Then get the inspection done. Should the seller decline access for one on a system that is not obviously new, treat that refusal as information in its own right.
New construction asks different questions
On a new build the equipment is new by definition, which moves the useful questions upstream. Was a Manual J load calculation performed on this specific house, with its actual orientation and its actual glass, or was capacity picked off a square-footage chart the builder uses for every plan in the subdivision? Where does the ductwork run? How much of it sits in unconditioned attic space that reaches 130 to 150 degrees on a July afternoon, and how much of that run is flex duct sagging between supports? Does every closed room have a return path, or will the bedrooms pressurize and stay warm behind closed doors while the hallway thermostat reports everything is fine?
